The February stats for the Austin Real Estate Market are out. The market continues to stay strong. We had more sales than this time last year. The number of sales moved up to 1714 for February 2007 compared to 1690 for February 2006. The number of active listings is down. This time last year we had 7377 active listings on the market. For February 2007, we had 7212 active listings. The median price is up 4 percent from $169,000 to $176,000. The number of pending sales is up from 2486 from 2127.
As we have seen for the last few months, if we look in the central areas we see even less on the market compared to last year. In February 2006, there was 1061 listings on the market, and in 2007, there was only 889 listings. The details on the central Austin MLS areas are in the image at the bottom of this entry.
