So the June stats are out for the Austin Real Estate market. We have a lot of stuff to cover, so here we go. June moved slower than last year. If we look at the number of sales compared to the last 3 years, we have:

June / 2007 / 2800

So 2007 moved slower than last year but still faster than 2005. A similar slowdown also happened in January 2007. If you look at our Austin Real Estate Statistics, you will see the January & June 2007 sales being lower than in 2006. The two things similar for both these months is they were bad weather months. January saw a few days of ice storms and June had quite a few more rainy days than usual. Which was cool because, well, I like rain. Anyway, so this might account for part of the June slowness. But I will be interested in seeing the stats for next month.

The other thing we saw was a fairly large increase in the median price going from $179,000 to $191,050. While the prices have been increasing, this seems like a larger jump than what we have been recently seeing from year to year. Prices have gone up but $191,500 seems high.

There were also more houses on the market in June 2007 compared to June 2006. Although there were more houses on the market in the greater Austin area, if we break out central Austin, we see that for central Austin real estate there were less houses on the market than this time last year. So for central Austin, we currently have 1427 houses on the market this year compared to 1521 for last year. We continue to see the demand for central from our clients, and these numbers support the trends we have seen. And we are seeing a weak market in the suburbs of Austin.
