Description of Austin MLS Areas
 


North -(NW, N, PF, NE, NE, 1N, 2N)-
This is where most of the jobs/companies are. The area is newer and more suburban. This area would be mostly: NW, N, PF, NE, NE, 1N, 2N. Also the area 1A is more central and quite expensive but the general feel of the area is more like the other north areas. In general in these areas all the lawns are mowed weekly. Also people get a lot more square footage for there money as compared to Central.

Central -(2,1B,4,6,7)-
This is kind of the culture center. UT and the downtown are here. The properties here are more diverse. Some properties are new. Some are old. And sometimes they are kept up and sometimes not. This is 2,1B,4,6,7. Also sometimes 7,6 are considered south central. But the feel of these areas is similar to central. You get less square footage for your money. This is where my wife and I currently live. Over the last few years a lot of people have been moving central.

Far South -(10,11,SW,SC)-
This is similar to north. It is more suburban. Its probably a little older. While North has alot of properties built in the 90's this area has alot of homes built in the 70's and 80's.

East -(3,5,3E)-
This area has historically been know for high crime. Recently there has been alot of investors interested in this area espicially close to I-35. It is one of the cheaper areas of austin.

West -(8E,1B)-
This is where the old money is. Mostly this is 8E and parts of 1B. Its has older very expensive houses.

On the Outskirts - The areas outside of austin vary alot. Most areas you get more square footage and land for your money. The suburbs with newer (1990s+) subdivisions include: PF, RR, CL, SW, LS, RN and 8W.
